Living in Lanzarote

Lanzarote is an island in the province of Las Palmas, made up of seven municipalities on INE's own hierarchy, and the first useful thing to know is where the published price data stops. Idealista's July 2026 report prices six of Lanzarote's seven municipalities; it publishes no figure for Tinajo. There is no island average in that report, because Idealista's own 2026 methodology lists no island tier for Spain, so any single figure quoted for Lanzarote as a whole has been worked out by whoever is quoting it.

INE's Censo Anual de Poblacion counted 166,878 residents on the island at 1 January 2025. Subtracting the Spanish-nationality count from that same table's total leaves 41,020 people of foreign nationality, close to a quarter of the island; on the Censo Anual's country-of-birth table for the same date, 57,411 were born outside Spain, a little over a third. The two measures are 16,391 people apart, so the basis matters. The largest foreign nationality groups are Colombia, the United Kingdom, Italy, Morocco and Germany.

What the portal prints are asking prices, not sale prices, and the spread is wide: Tías carries the highest of the six figures the report prints and Arrecife the lowest, with Tías about two thirds higher than Arrecife. Below municipality level we hold nothing at all for this island.

The verdict

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • The price table covers most of the island

    Idealista's July 2026 report prices six of Lanzarote's seven municipalities, so a buyer can see asking prices for Arrecife, Haría, San Bartolomé, Teguise, Tías and Yaiza. Only Tinajo is left without a figure.

  • A dry, even climate on published normals

    AEMET's Lanzarote Aeropuerto station, in San Bartolomé at 14 metres, records a 1981 to 2010 annual mean of 21.1 degrees, a mean daily maximum of 24.8, and about 111 millimetres of rain across 19 days reaching a millimetre or more.

  • Sunshine is published, and it is published in hours

    The same station's normals give 2986 hours of sunshine a year alongside 72.5 cloudless days. Those are two separate columns in AEMET's table, and the hours figure is not a count of days, however often it is presented as one.

  • Named operators publish routes to other ports

    Armas Trasmediterranea's own routes page lists Arrecife paired with Santa Cruz de Tenerife, Las Palmas de Gran Canaria, Puerto del Rosario and Santa Cruz de La Palma, plus Playa Blanca to Corralejo and a mainland link from Cadiz. Fred. Olsen Express lists that crossing too.

  • A large international population on both measures

    On the Censo Anual for 1 January 2025, foreign nationality works out at 41,020 residents, close to a quarter of the island. The share varies sharply by municipality, running near two in five in Tías and Yaiza on that same measure.

The case against

  • Idealista publishes no island-level asking price

    Idealista's methodology lists no island tier for Spain, so there is no Lanzarote average in its report to quote. The Las Palmas province figure covers Gran Canaria and Fuerteventura as well, and is not this island's price by any reading.

  • Nothing at all below municipality level here

    District and barrio prices were not surveyed for any Lanzarote municipality in our sources, so we can show no published asking price for a named resort or urbanisation. That is a gap in what we hold, not a zero.

  • Tinajo carries no published asking price

    The July 2026 report leaves Tinajo out of the price table altogether. It is a municipality of 6,904 residents on the Censo Anual, with the lowest foreign-nationality share of the island's seven on that count, but the portal prints no figure for it.

  • Asking prices only, and the annual moves diverge

    Idealista publishes the offer price, not the transaction price or the rent actually paid. Across the six priced municipalities the year-on-year moves run from around two fifths in Haría down to almost nothing in Tías and Yaiza, a wide spread.

  • We have found no rail service on Lanzarote

    Adif, the Gobierno de Canarias transport pages and ISTAC transport statistics returned nothing listing a railway here, and we found no source that states the absence outright. We can report what we did not find, not what does not exist.

Where you might be better off elsewhere

Lanzarote suits a buyer who is comfortable with an island market and can live with published data that stops at municipality level. If you want a price for a named resort or urbanisation, this page does not have one, and no district or barrio figures exist in our sources for any of the seven municipalities. If a rail journey matters to you, look at Tenerife, where Metropolitano de Tenerife runs two tram lines serving Santa Cruz de Tenerife and San Cristóbal de La Laguna. Gran Canaria's train is a project rather than a service, with the Gobierno de Canarias still working toward a draft financing agreement in June 2026, so do not buy there on the strength of it. If you want a similar international mix, Fuerteventura is the fairer comparison: close to a third of its residents held foreign nationality on the same Censo Anual count for 1 January 2025. And if a quieter island appeals, know that La Gomera carries no Idealista asking price at any level, island or municipality, which tells you a good deal about how thin and how private that market is.

How many people live on Lanzarote?+
INE's Censo Anual de Poblacion gives 166,878 residents on the island at 1 January 2025, and that is the operation we use for every share on this page. The padron publishes no island row at all; summing its seven municipal figures for the same date gives 167,406, which is 528 higher. Two operations, two answers, both correct on their own terms, and no factor converts one into the other.
How many residents are foreign, and on which measure?+
Both measures come from the Censo Anual at 1 January 2025 and both are derived by subtraction, because INE publishes only totals and Spanish counts, never a foreign one. On nationality, 41,020 residents, close to a quarter. On country of birth, 57,411, a little over a third. The gap is 16,391 people. Tías and Yaiza run near two in five on the nationality measure, Tinajo nearer one in seven. These are residents, not buyers.
Which municipalities have a published asking price?+
Idealista's July 2026 report prices Arrecife, Haría, San Bartolomé, Teguise, Tías and Yaiza, and publishes no figure for Tinajo. Idealista spells Haría and Tías without the accents INE uses, and both spellings are correct in their own source. Note that the San Bartolomé in this table is the Lanzarote municipality; San Bartolomé de Tirajana, which appears elsewhere in the same table, is a different municipality on Gran Canaria.
Is there an average price per square metre for the island?+
No, and it is worth understanding why. Idealista's own 2026 methodology names the Spanish levels as country, province, municipality, district and barrio. There is no island level, for any Spanish island. The Las Palmas province average spans Gran Canaria and Fuerteventura too, so presenting it as Lanzarote's price would be plainly wrong. Any island average you are shown has been derived by someone from the municipal rows.
What do the published climate normals show?+
AEMET publishes normals for station C029O, printed as Lanzarote Aeropuerto, in the municipality of San Bartolomé, at 14 metres, for the period 1981 to 2010. The annual mean is 21.1 degrees, the mean of daily maxima 24.8 and of daily minima 17.4. Annual rainfall is 111 millimetres over 19 days of a millimetre or more, with 2986 hours of sunshine and 72.5 cloudless days. TM is an average, not a record high.
Is there a train or a tram on Lanzarote?+
We have found no rail service on the island. We checked Adif, the Gobierno de Canarias transport pages and ISTAC's transport statistics, and nothing of that kind came back, but no source states the absence outright either, so we report the search rather than the geography. Tenerife has a running tram, Metropolitano de Tenerife, whose two lines serve Santa Cruz de Tenerife and San Cristóbal de La Laguna, but that is a different island.
Which hospital is the reference hospital for Lanzarote?+
Hospital Universitario Doctor José Molina Orosa, in Arrecife. It is listed by the Servicio Canario de la Salud in a list updated 3 March 2025, and that list is our source for naming it. We name a reference hospital rather than a nearest one, because we publish no distances and will not imply any, and we do not publish hospital counts for an island or for the archipelago.
How busy is César Manrique-Lanzarote airport?+
Aena reported 8,920,901 passengers at César Manrique-Lanzarote for the full year 2025, in a press release published on 13 January 2026, which remains the most recent full year published as at September 2026. Those are passenger movements rather than people or tourists, so they should not be read as visitor numbers, and we publish no frequencies, timetables or journey times for any route.
What are the costs of buying property in Lanzarote?+
When buying property in Lanzarote, budget for property transfer tax (ITP) of 6,5%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Canarias rather than nationally, and reduced rates can apply for main homes and younger buyers. The Canary Islands sit outside the EU VAT area, so a new build in Lanzarote pays IGIC instead of IVA: 7% general, 5% on a main home, 3% for qualifying buyers and 0% on VPO under the regimen general, plus AJD stamp duty of 0,75% (0,4% on the mortgage deed). IGIC and transfer tax cannot both apply, so a resale pays transfer tax and no IGIC. That is a difference on this line only, not a claim that buying here costs less overall. What are the ongoing costs of owning property in Lanzarote?+
Annual property ownership costs in Lanzarote include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Lanzarote within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Lanzarote?+
When selling property in Lanzarote, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Canarias as anywhere in Spain. Plusvalia municipal is set by the town hall of Lanzarote and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Lanzarote no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
